What Happens After You Get Planning Permission?

Gaining planning permission is an exciting step, but it’s only the start of turning an approved design into a buildable project.

After approval, the focus moves to technical compliance, selecting a building contractor and carrying the design through to construction. In this blog, we will help you understand what happens next to keep your project on track and ensure it is built safely, legally and to a high standard.

Building Regulations

Once planning permission is granted, the next stage is preparing and submitting your Building Regulations drawings. Planning deals with what you can build, whereas Building Regulations determine how it must be built to meet national standards for structure, fire safety, insulation, drainage, ventilation and overall performance. At this stage, your architectural designer produces detailed technical drawings, specifications and structural engineering calculations. These documents show precisely how the building will be constructed and are used by both Building Control and your future builder. Most projects use the ‘Full Plans’ application route so that drawings are checked and approved before any work begins, helping avoid costly issues once building starts.

Tendering

When the Building Regulations package is complete, the project moves into tendering. This is the process of sending your technical drawings and specifications to potential builders so they can prepare accurate quotations. Tendering allows you to compare contractors fairly, understand exactly what each quote includes and choose a builder with the right experience and approach. Reviewing quotes carefully is important, as prices can vary depending on materials, timelines and assumptions. Once you select a contractor, a formal building contract is signed, outlining responsibilities, payment terms and procedures for any changes during the build. This agreement protects both sides and ensures everyone is clear on expectations before work begins.

Construction

With approvals in place and a builder appointed, the project can move into the construction phase. Work usually begins with site preparation and groundworks before progressing to foundations, drainage and the structural framework. Once the building is structurally complete and weatherproof, internal work, such as plumbing, electrics, insulation, plastering and final finishes, begins. Throughout the process, Building Control carry out inspections at key stages to confirm that the work complies with Building Regulations. Depending on the service level you’ve chosen, your architectural designer may continue to support the project by answering construction queries, visiting the site and helping ensure the design is followed correctly.

Completion

When construction is finished, the final snagging checks are carried out, and any minor issues are resolved. You will then receive your Building Control Completion Certificate along with any electrical, gas and product warranties. These documents are essential for insurance, mortgages and future property sales. Once everything is signed off, your project is officially complete and ready to enjoy.
